Homeowners Insurance in Oklahoma: What Homeowners in the Tulsa Metro Need to Know

One of the biggest surprises for people moving to Oklahoma — and even some longtime residents — is the cost of homeowners insurance. If you are shopping for a home in Tulsa, Broken Arrow, Jenks, or Bixby, you have probably noticed that insurance premiums here are significantly higher than the national average. The good news is that once you understand why, you can budget for it and make smarter decisions about coverage and home selection.

Why is homeowners insurance so expensive in Oklahoma?

Oklahoma has some of the highest homeowners insurance premiums in the country — more than double the national average in many cases. The biggest reason is weather. We live in Tornado Alley, and while tornadoes get the headlines, hail is actually the primary cost driver for insurers. A single severe hailstorm can damage roofs across entire neighborhoods, and those claims add up fast. In 2023 alone, Oklahoma saw eight storms that each caused over a billion dollars in damage.

Rising construction costs also play a role. The price of lumber, shingles, and labor has gone up, so when insurers have to pay out a claim, the bill is bigger than it used to be. Those costs get passed along to every homeowner in the state.

What does standard coverage include?

A standard HO-3 homeowners policy in Oklahoma covers your home's structure (dwelling coverage), other structures like detached garages and fences, your personal belongings, and additional living expenses if a covered event forces you out of your home. Tornado damage is covered as a windstorm peril. Hail damage to your roof and property is also covered — though there are some important exceptions I will get to in a moment.

What is NOT covered?

Here is where it gets tricky. Standard policies have notable gaps that can catch homeowners off guard:

  • Flood damage — This is the big one. Even if flooding is caused by a tornado or severe thunderstorm, a standard policy does not cover it. You need a separate flood insurance policy through the National Flood Insurance Program or a private insurer.
  • Earthquake damage — Not covered by default. Oklahoma law requires insurers to offer it as an add-on, but you can decline it.
  • Sewer backup and mold — Usually excluded unless you add a specific endorsement to your policy.
  • Cosmetic-only hail damage — Several Oklahoma insurers now exclude hail damage that affects appearance but not function. If your roof still works but has dented shingles, the insurance company may not pay to replace them.

The deductible you need to know about

Most Oklahoma policies have a separate wind and hail deductible — usually 1% to 5% of your dwelling coverage. On a $300,000 home in Jenks or Broken Arrow, that means you could be responsible for $3,000 to $15,000 before insurance kicks in for a roof claim. That is a number worth knowing before a storm hits, not after.

How does this affect your home search?

When I help buyers calculate what they can afford, I always factor in insurance alongside taxes, utilities, and HOA fees. A home that looks affordable on price alone might push your monthly budget higher once you add in an insurance premium of $3,700 to $5,400 per year. The age and condition of the roof, the home's location, and even the community (some newer developments in Owasso or Bixby may have features that lower your rates) all factor into what you will pay.

I also recommend that every buyer get an insurance quote early in the process — ideally right after you have an accepted offer. That way there are no surprises at closing, and you have time to shop around for the best rate.
