Are homes still selling above asking price in the Tulsa Metro?
If you have heard that every home in the Tulsa Metro is selling for over asking, you are not alone, but the 2026 numbers tell a different story. On average, homes across the metro close at about 97 to 98 percent of their list price, which means most sellers net slightly below asking, not above it. That is a real shift, and it changes how buyers and sellers should approach the market this fall.
What the 2026 numbers actually show
A few independent measures all point the same direction. The Tulsa Metro's average sale-to-list ratio sits around 97.7 percent, and Tulsa County runs right at about 98.1 percent. In Bixby, homes sell at roughly 98.4 percent of asking, while Broken Arrow sits in neutral territory, near list price. Homes are still moving, with median days on market in Tulsa around 24 days; they just are not generating the bidding wars of a few years ago. The takeaway for buyers: the listing price is not the final word in most Tulsa-area neighborhoods.
The homes that still go over
Over asking is not dead. About 18 percent of Tulsa-area homes sold above their original list price in the middle of 2026, closely tracking the statewide figure of roughly 17 percent. That means about one home in five or six still draws multiple offers. These tend to be the standouts: sharp new construction in popular suburbs, move-in-ready homes in top school districts, and anything priced smartly from day one. If you are buying, that is a useful reality check. If you are selling, it shows exactly what a well-priced, well-prepped home can still do.
What this means for buyers
Buyers in most of the metro now have real room to negotiate. Compare recent sold homes, not list prices, and do not be afraid to write a thoughtful offer below asking where the data supports it. At the same time, be ready to move quickly when a home checks every box, because the one-in-five homes that do attract competition can still go in days. A pre-approval letter and a short list of priorities make you a stronger buyer whether the market is hot or balanced.
What this means for sellers
If you are selling, price with current sales, not what your neighbor listed for. With most homes closing slightly below list, an overpriced home risks sitting while fresh buyers move on to the next option. Homes priced right, staged well, and marketed to the right buyers still sell quickly and close near their target. If your goal is a smooth, low-stress sale, an honest price from the start is the most powerful tool you have.
